Tam Derry, a Dickerson & Nieman Broker/Realtor looks at the Local Housing Market I am very excited and optimistic about this spring's home-buying season. Buyers are finally ready to make a move to take advantage of record low interest rates. This year's season is different because inventory is far less than demand. We are at a record low of 1,900 listings instead of the typical 3,200. This will help shift the housing market back to a sellers' market and raise market values. There are simply not enough good, clean, move-in condition homes available. Homes with a compelling list price are selling faster. There are more dual offers on properties, and that's causing selling prices to rise. I will be doing a lot more open houses to meet "Sunday shoppers". I am very busy with first-time homebuyers and young couples selling and buying larger homes. People that were holding out are tired of waiting. The kickoff of the all-important spring season is arriving just as home prices are going up. Prices today are rising because supplies of homes are low. The absorption rate (number of months it takes to sell a home) in the Rockford area in March was 5.87. With the January rate of 5.94 and the February rate of 5.73, this is the first time absorption rates have been at the five months level since 2007, before the housing bubble burst. For existing homes, there are fewer distressed properties for sale, putting less downward pressure on prices (first two months this year recorded the fewest foreclosures in Winnebago County since 2007). Experts say the 5.87 months' supply of unsold homes and rising house prices point to an acceleration in house price gains in the year ahead.

A generation that's 90 million strong, Milennials (or Generation Y) form the largest demographic in the nation's history – even larger than the Baby Boomers. Now that the oldest are in their early 30s, they're preparing for home ownership. Generation Y has yet to enter the housing market en masse. They're slow to move out of their parents' houses and slow to get married. Student debt and a tough job market have burdened them. Milennial unemployment rate of 10% is two points higher than the US average rate of 7.7%. The pent-up demand, however, is starting to surface, spurred by rents that exceed mortgage payments. More than half the Milennials who bought homes in 2012 said the main reason they did so was to invest and build equity.

2012 was another banner year for Dickerson & Nieman as we recorded 1,175 new listings out of the 6,168 new residential listings in the Rockford area. That is a total of 19%! In fact, if we had held the same percentage of new listings as we did in sales volume, we would have had 1,357 new listings last year. The expected housing market sales numbers are expected to rise 5% in 2013. What that means for Dickerson & Nieman is our goal is 1,424 new listings this year. That represents a hefty but achievable increase of 21.1%! That translates to 10.5 new listings per realtor. We're confident we can achieve this aggressive goal in 2013! February Sales Update February just wrapped up with 57 properties sold representing a 7.5% increase over 2012 and nearly 3% higher than the Rockford market increase. While average selling prices and new listings decreased from 2012, we're confident the spring selling season will keep us on pace for our annual goals.

The top producing real estate agents from Dickerson & Nieman were recognized Thursday at their annual awards event. The Double Diamond Award for sales over $10 million was presented to both Steve Clark and John & Diane Dowd for their 2012 production.
