Choosing the right real estate agent is a crucial part of buying and selling your home, since you must trust that person to represent your interests in a huge transaction. Maintain high expectations for your real estate agent and don't be afraid to shop around before committing to one. Consider these aspects of each agent when searching for the best real estate agent in your area.
Client Feedback
Do some research to discover recent clients' level of satisfaction with the real estate agent's service. You can ask the agent directly for referrals to recent clients, or you can take to the internet. There are usually plenty of online ratings and reviews that will give you a better picture of the quality of the agent.
Professional Credentials
Research each agents' state licensing and any related disciplinary actions. Find out the agents' credentials, which should indicate areas of specialization. Certifications might include extra training in regards to residential real estate or working exclusively with buyers. An agent that promotes himself as a Realtor is held to a higher ethical code than a typical real estate agent. One final professional consideration is the length of the agent's career. You want an experienced agent who is not learning the tricks of the trade while working with you.
Agent Interviews
Don't be afraid to conduct interviews with more than one agent – they are hoping to get hired by you, not the other way around. In these interviews, be sure to discuss how communication between you and the agent will work, since you want to hire someone who will be in frequent contact with you. Be well-prepared to ask the right questions, which might include:
- Are you an exclusive buyer agent? Will you protect my interests?
- How many deals have you closed in the last year, and how many were in my area?
Home Evaluations
If you are selling your home, ask any potential real estate agents to come to your house and perform a home evaluation. When they arrive at your house, a qualified agent should be prepared to discuss the potential pricing of your home, recent comparable sales, and any upgrades that will increase your home's value. While the agent is at your home, ask him or her what their marketing strategy would be for your home. An experienced agent will be able to give you detailed, straightforward answers.
