While Illinois is fortunate to be one of the few states in which the cost of energy enjoyed a slight decrease in financial cost in 2023, it remains one of a homeowner's greatest expenses. And the cost to the environment and future sustainability is difficult to calculate. Our real estate agents have compiled a few tips to help you maximize your energy dollars and make your home operate efficiently.
- Mind the Gap!
Sealing the spaces through which conditioned air escapes the house and outside air leaks in will make your home more comfortable by eliminating drafts and cold spots. Weatherstripping around doors and windows is a good start. Next, look to the places where wiring and plumbing come through walls. Use caulk to seal the spaces around them. Place foam gaskets behind outlets and switch plates. Don't forget the vents for water heaters and furnaces.Â
- Add or Replace Insulation
At least once a year, homeowners should inspect the insulation in the house for signs of mold or other damage. An insulation specialist can best advise you as to whether your home has sufficient insulation and, if you do need an upgrade, which type will best serve your needs. By some estimates, at least 90% of homes in America are underinsulated. Beyond the most familiar fiberglass, which lasts an average of fifteen years, there are several other options. Cellulose lasts about twenty to thirty years and offers a deterrent to pests. Rock wool can last from thirty to one hundred years, as can rigid foam board, Havelock wool insulation, and spray foam. As you can imagine, the price varies dramatically.Â
- Upgrade Appliances
Energy Star appliances save both time and energy, lowering your energy use over time. The downside is that they represent a higher price upfront than other appliances. Energy Star, which is a joint program of the Environmental Protection Agency (EPA) and the Department of Energy (DOE), works to help consumers save money while protecting the environment. The impact on your monthly bill can be a 20% to 50% decrease.Â
- Consider Multi-Paned Windows
There is no doubt that double-paned windows are more efficient than single-paned ones when it comes to energy use. But that is not the only consideration when making the decision. On the positive side, your home will be more comfortable. Additional insulation prevents condensation which causes mold. They offer reduced noise from the outside world. But they are significantly more expensive than single-paned windows, averaging from $600 to $850 per window. And this is an all-or-nothing proposition. It does no good to replace some of the windows and not others. They are difficult to repair. They can also detract from the appearance of an older home, which may lower the resale value. It's a good idea to do your homework before deciding whether this is a good option for you.Â
- Use Smart technology to Control Energy Use
For less than $250 you can save a tremendous amount of money each year by installing a smart thermostat. Make sure the model you choose is compatible with your HVAC system by checking the company website. Using a smartphone, tablet, or voice command system such as Alexa, you can enjoy convenience as well as a lower energy bill. You can create a schedule to maximize efficiency automatically. That means saving money without having to think about it! Many other appliances feature smart technology to improve their efficiency as well.Â
